The stretch of Boerne between Christus Parkway and Main Street used to feel like one town with one center. It doesn't anymore. Somewhere between last summer and this one, the IH-10 exits picked up a food-and-retail cluster substantial enough to pull weekday errands off the Mile entirely.
That doesn't diminish downtown. It changes the arithmetic of a Saturday. For anyone who has lived here more than a couple of years, fall is a good moment to take stock of both sides.
The split that happened while you were commuting
Boerne now has two commercial centers of gravity, and they answer different questions. The Hill Country Mile is where you go when the point of the outing is the outing itself. Boerne Town Center at Christus Parkway and IH-10 is where you go when you have thirty minutes and a list.
The Town Center tenant mix reflects that. Recent and confirmed openings there include Freddy's Frozen Custard & Steakburgers, Chicken Salad Chick, McAlister's Deli, Chipotle Mexican Grill, Panda Express, Nothing Bundt Cakes, Bad Ass Coffee, and Playa Bowls. That is a lineup engineered for lunch runs and after-school stops, not for lingering.
The Mile, by contrast, still trades on what it always has. More than 80 shops and restaurants and a set of year-round events unique to Boerne keep the downtown stretch functioning as a walking district rather than a drive-through.

What actually opened on the I-10 side
The most tangible arrival of 2026 was Chicken Salad Chick, which opened at 34702 Interstate Hwy 10 West in Boerne. The grand opening ran on Wednesday, June 3, with the first 100 guests in line winning free chicken salad for a year. The Boerne location is the OberRoc group's fifth in the greater San Antonio area, joining stores in New Braunfels, Stone Oak, Roadrunner, and Westover Hills.
A few other developments in the pipeline are worth knowing about if you eat, cook, or entertain in this part of Kendall County:
- Herff Steakhouse. A new high-end steakhouse featuring a locally sourced menu, overseen by a chef trained under Wolfgang Puck. This is the closest thing Boerne has had to a destination steakhouse concept aimed squarely at the residents who currently drive to San Antonio for that experience.
- Mainz Meat Market. A new market offering premium meats and local produce, connected to a coffee shop operated by the owners of Black Rifle Coffee Company. If it delivers on the concept, it becomes the town's most direct answer to a specialty butcher.
- Papa Nachos. Relocating to a new construction slightly north on I-10, near Two Creeks. Worth updating the mental map before you drive past the old spot.
- Fair Oaks side. Cinco de Mayo, a new Tex-Mex restaurant expected to open in Fair Oaks in April 2026, plus Jersey Mike's and Marble Slab confirmed for the Lemon Creek Ranch development near Fair Oaks Ranch.
Read the list as a whole and a pattern shows up. National chains are betting on the daily-convenience layer, and the independent operators are aiming a rung higher, at the meal you actually want to remember. Both are new, and both are expanding the range of things you can do without leaving the 78006 or 78015.
The Mile hasn't stood still
Downtown's advantages remain the ones IH-10 can't manufacture: history, walkability, and a working event calendar. Two historic buildings on the Hill Country Mile are recognized on the National Register of Historic Places — The Dienger Trading Co., housed in an 1884-restored building, serves as a bakery, bistro, boutique, and event venue, while The Kendall is a historic boutique hotel with 34 uniquely designed rooms and stands as a former stagecoach stop dating to 1859.
Those anchors are the reason the Mile still functions on foot. Steps from the Hill Country Mile are meandering paths along the banks of Cibolo Creek, with meticulously maintained historic properties, pocket parks, fishing piers, and picnic tables on paved trails. That's the corridor to walk before dinner, not after — the light in October is worth the timing.

Blanco Rd., presented by The Boerne Life in partnership with the Boerne Retail & Restaurant Owners Association, with shops staying open late, exclusive discounts, live music, and a festive atmosphere. The simplest habit to adopt if you don't have one downtown already.
Boerne Market Days. Held on the second Saturday and Sunday of each month, featuring over 100 craft booths and food vendors at Main Plaza Park. September and October dates fall on some of the year's better weather.
Music on the Mile. Now in its fourth year, what began as an idea to fill the Hill Country Mile with live music and let people wander from venue to venue has grown into a two-day festival that turns historic Main Street into a living festival with 35 musicians. Two Boerne routines worth adopting this season
The first is a Saturday sequence rather than a single stop. Start at the Cibolo Nature Center trail entrance on City Park Road, walk to Main Plaza for whatever the second-Saturday market or First Saturday programming is that weekend, and end at one of the Mile's restaurants. That is one outing, three anchors, and it takes the shape of the town seriously.
The second is a weeknight one. Use the IH-10 cluster the way it was designed to be used: for the fast errand, the school-night dinner, the mid-morning coffee where you want to be back at your desk in forty minutes. Reserve the Mile for the evenings when the point is to be out.
For a specific weekend to test-run the split, pick October 3. That Saturday sits inside the Rod Run, near enough to a First Saturday and Market Days weekend depending on the calendar's rotation, and the weather has usually turned. Park once, walk everywhere, and let the IH-10 side wait until Monday.
Notes for anyone hosting out-of-town guests this fall
Two additions to the standard tour. Herff Farm at 33 Herff Road is worth building into a morning if there's a workshop or event on the schedule that weekend. And the Cibolo Nature Center at 140 City Park Road handles the "we came from somewhere flat" moment better than most alternatives.
Both are within ten minutes of downtown. Neither shows up on the first page of most Boerne travel writeups. Both belong on yours.
